We invest in A+ locations that are adjacent to major universities, hospitals, and walkable downtown communities in the East Bay and Central Valley. We acquire land, entitle, develop, and operate properties to create dynamic multifamily, and mixed-use student housing communities. AVP invests its own capital and builds a superior quality product that stands the test of time.

Value Add Investment

We buy and operate multifamily, mixed-use, and office property with the goals of preserving capital, increasing cash flow through capital improvements and operational efficiency, and refinancing the resulting growth. With over 20 years of experience investing in and operating multifamily and student housing assets in Northern California, we have garnered substantial experience in all aspects of value creation. We create value through financing, political involvement, carefully considered renovations and operational efficiency. 

Strategic Advising

AVP provides real estate investment advisory services to private individuals and institutions with a focus on improving the value of under-utilized real estate assets. We assist clients in addressing financial, physical, regulatory, market, and political issues impacting their multifamily or student housing assets in order to optimize residual property value.

Mortgage Brokering

We use our long-term lender relationships in the Bay Area to obtain attractive short-term to long-term financing for a select group of real estate clients. We have a strong track record structuring the best possible capital solutions for clients including: permanent loans, bridge loans, and construction loans. We have a track record in excess of $600 million in closed transactions involving the following property types: Apartments, Student Housing, Office, Retail and Land. Typical loan size ranges from $1m to $20m. 

Property Management

Square One Management, AVP’s property management arm, uses a proactive approach to resident satisfaction and retention. It was founded on the idea that if we build a community and create satisfied residents at our apartment properties, we are able to attract and retain the best residents. To build a successful community, a property management company must not be reactive, anticipating the needs of its residents at all times.


Square One recognizes that many times the only interaction a resident may have with management is through maintenance. Hence, Square one keeps an experienced, courteous maintenance staff on-call 24 hours a day. In addition, resident managers are trained and equipped to handle more minor occurrences.

Resident Interaction

Whereas ordinary apartment landlord/tenant relationships are often tenuous and detached, the student housing business requires considerably more relationship building in the manager/resident dynamic. Often it is the student’s first time living away from home, or sometimes it is the first time the resident is living in this country. The importance of offering a living space that is secure, well-maintained and well-situated is paramount.  However, just as important is offering a management team which understands the extra attention these residents may require. Part of meeting the unique needs of the residents requires having close ties to the UC community as well as the community at large.

Asset Management

AVP’s asset management team provides disciplined, full-service asset management including:

  • Direct oversight of property operations and construction management.
  • Regular site visits and review of monthly financial reports.
  • Quarterly partnership reporting and disbursements.
  • Escrow, tax, and insurance analysis.
  • Constant evaluation of refinance and sales opportunities.
  • Monitoring and analysis of local real estate market conditions.
  • Management of the sales process and use of a deep broker network and direct relationships with owners to drive offers.

Farm Investment

 AVP has also developed a niche expertise in farmland acquisition and development with an emphasis on specialty nut crops. The crops consist of pistachios, walnuts and almonds. We source land that has a proper water source and which has the potential for additional development uses in the future.
